The podcast highlights the importance of choosing the right agent and not just settling for someone who sells only four homes per year. Jon-David Lenard and Danielle Lenard advise their listeners to choose an agent who has their best interests at heart and puts an emphasis on their succe

The podcast also sheds light on the current limited inventory environment in the real estate market. While it may seem easy for a seller to put their home on the market and receive 20 offers, there is a lot more to it to selling a home. A realtor's job is like an iceberg, where most people only see the tip, and there is so much more happening beneath the surface.

Later in the episode Dana Palmer, a team member of the Lenard team, provides real-life insight into her experience in the market. Dana shares a real-time story of a listing that is closing in about a week. The property hit the market in the first week of February and went under contract just under two weeks later. It received multiple offers and sold for the highest price for a High ranch in Saint James to date. What makes the story more interesting is that the sellers were both real estate brokers in New York.

Dana explains that the sellers were licensed brokers in New York who specialize in Brooklyn. However, selling on Long Island is very different from selling in Brooklyn. They called the Lenard team because they were area experts on the island. Although they were happy with the contract price, the difference in how things work in Florida (where they currently reside) versus Long Island caused some frustration for the sellers. In Florida, things close quickly, without the need for attorneys, but in Long Island, it takes two to three months to close a transaction. Dana explains that the sellers called their team based on their reviews and expertise in the area. She and fellow teammate William James went in for the listing brief and got the price the sellers were happy with.

Despite the challenges, Dana and her team were able to sell the property over asking price and in record time. Jon-David notes that the sellers' experience highlights the difference between being licensed to sell real estate and being an expert in a specific area.

The conversation then shifts to Dana's experience in the market. Dana shares that during her time in the business she has seen the ups and downs of the market. She notes that the market is currently very competitive, with low inventory and high demand. Buyers are willing to pay over asking price, and some are even waiving appraisals and inspections to secure a property.

Dana advises that buyers should be pre-approved for a mortgage before starting their home search. She also suggests that buyers work with a real estate agent who has a strong network and knows the area well. She notes that the Lenard team has been successful because they are area experts and have a strong network.

Overall, the episode provides real-life insight into the current state of the real estate market and the challenges and opportunities that exist for buyers and sellers. Dana's experience highlights the importance of working with the right real estate agent.
